The UAE Golden Visa: The Complete Guide to Every Pathway, Real Thresholds, and What Actually Qualifies

A client messaged me last month. He had already paid AED 2.1 million for an apartment in Dubai and assumed his Golden Visa was basically a formality at that point. It wasn't. The building was leasehold, not freehold — and that one detail meant he had to start his search over, with the money already spent.

This happens more than people realize. Everyone repeats the "AED 2 million" number, but almost nobody explains what actually counts toward it, what doesn't, or that property is just one of five completely different ways to qualify. This guide covers all of it — the property route in full detail, the other four routes, who you can bring with you, what it actually costs, and the scams to avoid.

The Golden Visa, In Plain Terms

The Golden Visa is a long-term, renewable UAE residency that doesn't need a local sponsor or employer. It's granted at the federal level by the Federal Authority for Identity, Citizenship, Customs and Port Security (ICP). In Dubai, property-based applications are processed jointly through the Dubai Land Department (DLD) and GDRFA Dubai.

Most routes carry a 10-year term. A few — student and entrepreneur routes specifically — carry 5 years instead. We'll flag the duration under each one.

Route 1: Property Investment — The Real AED 2 Million Rule

This is the route most people mean when they say "Golden Visa." Your property, or a combination of properties, needs to total at least AED 2,000,000. The number that matters is the DLD's own certified valuation — not the price your agent quotes you, and not the number printed on a developer's brochure.

If you and your spouse jointly own a property, and your individual share is worth AED 2 million or more, you can apply as the main holder and sponsor your spouse as a dependent. If the property is worth AED 4 million or more and you own it 50/50, you can both apply as independent holders.

If you're not married — business partners, siblings, friends buying together — the rule is stricter and doesn't bend. Each person's individual share has to independently be worth AED 2 million. A AED 3 million property split 50/50 between two partners gives each of them AED 1.5 million on paper, and neither one qualifies. Shares don't combine across unrelated owners the way a married couple's can.

Route 2: The AED 2 Million Deposit

No property required. Place at least AED 2 million in a fixed deposit with a UAE Central Bank-licensed bank, and keep it locked with no withdrawals for a minimum of 2 years. The funds need to be your own, not borrowed. This route also carries the full 10-year term, and it lets you sponsor your spouse, children, and parents.

Route 3: Company Ownership or Investment

Two distinct paths here, and they're often confused with each other:

Route 4: Skilled Employment

If you're not investing at all, your job itself can qualify you. The core requirements: a MOHRE-registered employment contract, an occupation classified at MOHRE Skill Level 1 (managers, business executives) or Level 2 (professionals in science, engineering, health, IT, law, and similar fields), a minimum basic salary of AED 30,000 a month, and a legally attested Bachelor's degree or higher.

One detail that trips people up: it's the basic salary line on your contract that has to hit AED 30,000 — housing, transport, and other allowances don't count toward that figure. There's also a separate senior-executive path for people with at least 5 years of managerial experience and a salary of AED 50,000 or more a month. Both carry the 10-year term.

Route 5: Exceptional Talent and Outstanding Students

These routes exist independently of any financial threshold:

Who You Can Actually Sponsor

Across the property, deposit, business, and employment routes, Golden Visa holders can sponsor their spouse and children for the same term as their own visa. Parents can also be sponsored, for the full 10 years, with an attested proof-of-relationship document and valid health insurance for each parent.

One benefit that's easy to miss: Golden Visa holders can sponsor an unlimited number of domestic staff — maids, drivers, nannies, cooks — without the salary thresholds that cap how many a standard residency visa can sponsor. The usual MOHRE contract and accommodation rules still apply.

How to Actually Apply — Process and Cost

If you're outside the UAE when you start, ICP issues a 6-month multiple-entry visa once your eligibility gets an initial approval or nomination. That lets you fly in and out as needed to finalize the property registration or company paperwork, complete a medical exam, and do your Emirates ID biometrics — all before your 10-year residency is actually issued. Once the Golden Visa comes through, this entry permit is cancelled automatically.

Applications route through ICP (federal level), GDRFA Dubai, or DLD Cube for property-specific cases. Processing typically takes 2-3 weeks once your file is complete.

On cost: budget roughly AED 8,000 to AED 10,000 per principal applicant for the property route — this covers DLD registration, visa issuance, medical fitness testing, and Emirates ID. The salary and talent routes tend to run lower, closer to AED 4,500-5,000. These are government fees; they don't include your actual investment (the AED 2 million itself) or any private legal or advisory fees you choose to pay on top.

I've seen people commit money first and check eligibility second, treating the visa as an automatic bonus rather than something with its own paperwork. That's backwards. Here's the practical checklist, whichever route you're going down:

None of this makes the Golden Visa harder to get than it already is. It means the AED 2 million figure — or the deposit, salary, or business number under whichever route fits you — is a starting point, not the entire rule. Get the paperwork confirmed first, and the rest of the process is administrative, not a gamble.
