Turn down the wrong deal, out loud
Tell the client when a property is wrong for them, even if it costs you the commission. The trust from one honest "don't buy this" outlasts three deals you talked someone into.

Answer the question they didn't ask
Most buyers ask about price. The real question underneath is almost always about risk. Address the risk before they're forced to ask it directly — it reads as expertise, not oversharing.

Never quote a number you haven't checked that week
Markets move faster than sales decks get updated. A wrong yield or price figure costs you more trust in one conversation than a slower reply ever will.

Show your own mistake before you correct theirs
A client hearing "I got this wrong once too" earns you the room to give harder advice later in the same conversation. Authority without vulnerability just sounds like a pitch.
